This is the ideal moment to talk. The choice of plot determines much of the outcome. If a plot is beautiful but wrong in orientation, relief or surroundings, even an excellent architect cannot save everything. Download the checklist or leave project details.
Six to eight maximum. A concept is deep work over 4-8 weeks, and I am not willing to stamp out three projects a month because that destroys quality. If our values do not fit, I will say so directly on the project diagnosis.
Two to three revision rounds are included in the basic concept. If more are needed, we first define what exactly is changing: the task, room program, facade logic or new plot data. Then we agree calmly, without surprises in the invoice.
The work is divided into stages for this reason. First we discuss the plot, life scenarios, constraints and early planning decisions; only then do we assemble the full concept. If the direction is wrong, it becomes visible early, and we correct course before the final album.
No problem. I work online with clients worldwide: Europe, the CIS, the United States and Asia. Construction happens on your land; I coordinate through video calls with your foreman and local architect. This keeps the fee reasonable.
The same staged way: video calls, file exchange, drawings, comments on plans and coordination with a local professional. The local architect or engineer handles code compliance and permits in the country of construction; I hold the canon, proportions, orientation and logic of the house.
From 3% of the construction cost. For a 200 m² family house this is about €6,000. For a 150 m² house it is around €4,500. The work usually takes 4-8 weeks.
Included: plot analysis, siting, orientation, proportion calculation, floor plans, facade sketches, material recommendations and 2-3 revision rounds.
Not included: working documentation, which is a separate service at 6-9% of construction and includes facade design, interior design and author supervision. Structural calculations, Vedic ceremonies (€300-500 per ritual including pandits) and muhurta calculation are separate.
Cheaper. Maharishi Global Construction in the United States charges 2% plus a minimum of $15/m². The international MSV service is 4.5% plus jyotish. MSV Russia is 5% of construction. I charge 3%, below all of them at comparable quality, with a state architectural diploma.
From 4% of construction. This is more complex than a private house: functional zones are more varied, the brahmasthan requirement is higher, and the legal side is heavier. A retreat centre, for example, needs guest rooms, a shared meditative area and engineering in the basement level.
In stages. Before we start, we fix the scope, fee, timeline and decision points. You see interim results and understand what you are paying for at each stage.
Checking that construction follows the architectural idea: siting, key dimensions, proportions, facade decisions, materials and contractor questions during work. Author supervision does not replace technical supervision or the foreman, but protects the architectural logic of the project.
No. I refer to peer-reviewed research: Travis & Butler (2004, Journal of Social Behavior and Personality) on sleep orientation; Benedetti et al. (2001, Journal of Affective Disorders) on recovery in rooms with sunrise-facing windows; Walker and Wright on circadian rhythms; WHO Environmental Noise Guidelines and meta-reviews by Babisch in Noise & Health. Vastu works with neurophysiology, circadian rhythms and the movement of the sun. It is biology expressed in stone.
I do not practice feng shui and do not mix systems. In my work I use Vastu, Vitruvius and Russian sazhens: orientation, proportion, the human body, light, silence and constructive architectural logic. No talismans, no «zone activation» and no promises of instant miracles.
Yes. Vastu is not a style; it is a law of proportions and orientation. The exterior can be modern, classical, Scandinavian, minimal or chalet. Vastu works underneath the clothing: invisible, but felt.
The quiet centre of the house, where all directions meet. In Vedic texts it is the place where wholeness is established. A staircase, bathroom, heavy furniture or engineering should not be placed there. It is a space of silence; the family naturally gathers there without commands.
An old Russian measure of length calculated from human height. Before Peter I, Russian buildings were built with sazhens, and wooden churches have stood for 400 years without a single nail. Pilecky's 12 sazhens form a two-row modular system based on the golden ratio. I calculate the outer house by the husband's height and the inner house by the wife's height.
An A3 album of 15-25 sheets: site plan with house placement, floor plans with dimensions, sections, facade sketches, material specification and a Vastu calculation document. This album is handed to your working architect, who prepares the full construction documentation from it.
I do not sell sketches, planning, facade, interior or author supervision as isolated services. They are components inside the concept and working documentation. If you already have a finished project and need a Vastu expert review, choose the audit service. Otherwise I work on the full concept, in stages, with the possibility to stop at any stage without pressure.
Usually no. Planning, facade, proportions and siting are tied together. If one element is pulled out, the system starts to fall apart. The exception is an audit of an existing project, where I check the current plan and give recommendations.
I do not make astrological forecasts; I do not replace the structural engineer, geologist, building engineer or local architect responsible for regulations in the country of construction. I do not promise magical healing and do not sell decorative esotericism instead of architecture.
That is normal; most of my clients do. I work in coordination with the architect. My task is correct orientation, proportions and siting. Their task is facade, structure and supervision.
For full working documentation and approvals, often yes, especially if the building is not in Ukraine or requires local permits. I can provide the concept and architectural logic; a local architect adapts it to codes, structure and regional building practice.

You can build with your own contractors. It is important that the contractor is willing to work from the project, not «improve» proportions on site, and ask questions before decisions are cast in concrete. When needed, I help review difficult points.
The project is not reset. When construction resumes, we check what has changed: prices, materials, contractor, regulations, family composition and site condition. If the original logic of the house is preserved, we continue with targeted corrections.
