What is included
A settlement is not simply several houses standing near each other. It is a new organism, where public spaces have their own orientation and logic. I place into the master plan the same principles used in a private house, but at the scale of the whole territory.
- Large-scale site analysis: relief, water, noise, insolation, winds and true-north orientation with compass correction.
- Master plan with plot subdivision, roads and public zones.
- Brahmasthan of the settlement: public centre, square or temple.
- Concepts for standard houses: 2-4 types for different families and budgets.
- Public buildings: common dining hall, school, medical point, bathhouse or retreat centre, if needed.
- Engineering networks: water, gas and electricity input points aligned with classical Vastu principles.
- Green zones: forest, garden and vegetable plots placed according to Vastu.
- Site-awakening ceremonies: muhurta for the foundation and coordination with pandits.
- Optional: legal roadmap for acquiring land.
For whom
Group of families
3-10 families united by a common idea: a Vedic community, ancestral settlement or eco-village. They want to live near each other, each in their own home.
Developer / investor
A landowner or developer who wants a premium residential village with a clear philosophy and positioning: not «another village», but a Vedic architecture village.
Community
An esoteric retreat, Vedic community, ashram or eco-village where the task is not just to build houses, but to create an integral sacred space.
How we work
- Strategic session (2 hours online): general concept, values and financial model.
- Territory analysis (2-3 weeks): geodesy, orientation, water bodies and surroundings.
- Master plan (4-6 weeks): general plan, plot subdivision and public spaces.
- Standard house concepts (4-6 weeks): 2-4 projects for different families.
- Coordination with local contractors and authorities throughout the project.
- Implementation support until the first houses are commissioned.

Example: a 25 ha settlement, land value €500,000, four house types and 18 plots. Master plan €7,500 + house types €12,000 + support €5,000 = approximately €24,500 total.
Legal support
For settlements in Ukraine I have a trusted land-management specialist: applications to the village council, document templates for a private enterprise, a communication scheme with the district administration, expansion of village boundaries if needed, and change of land designation.
In other countries I work with your local lawyer, or your land specialist adapts the general method to local legislation.
